The State of Elevator Service Today

Industry-wide, attitudes toward elevator maintenance have shifted significantly over the last 30 years. Ours have not. Our guiding principle is that proper preventive maintenance on elevators and lifting equipment improves reliability and longevity, reduces shutdowns and entrapments, saves you money, and keeps your building’s occupants happy.

Many in the industry have embraced what we call “The Race to the Bottom”: offering artificially low price points, performing little or no preventive maintenance, and waiting for the elevator to break before sending anyone out. This reactive approach increases entrapments and shutdowns, raises legal liability risk for property managers and contractors, drastically shortens equipment life, and drives up long-term costs through accelerated repair and modernization cycles.

This approach also happens to make our competitors a lot of money. They often assign more than 200 elevators to a single mechanic’s maintenance route and generate faster revenue by billing customers for major repairs and modernization years before those costs would have been necessary.

We Reject “The Race to the Bottom”

Mid-American rejects that model entirely. We want our customers to think about preventive maintenance the same way they think about regular oil changes: skip them, and you’ll pay far more later.

Our maintenance contracts are structured to ensure work is performed with enough frequency to keep your equipment in excellent operating condition. We average fewer than 70 elevators per mechanic per route, roughly the maximum a skilled mechanic can handle while doing first-class work.

That approach means your safety devices are tested and functioning, your equipment always has proper lubrication and calibration, operational life is maximized, and trouble calls are kept to a minimum.

Exceptional Commercial Elevator Service

  • Great Pricing

We believe in charging reasonable prices for elevator maintenance. Our rates are frequently below what the OEMs (Otis, Schindler, Thyssen, and Kone) charge for contract maintenance. For work outside the contract scope, such as vandalism, storm damage, or major repairs, our prices can run as much as 50 percent below OEM rates.

  • Flexible Contract Options

We offer a full range of contracts to fit almost any situation. Preventive maintenance is typically performed monthly, though daily, weekly, bimonthly, and quarterly schedules are available. We recommend our standard Full Maintenance agreement, which covers preventive maintenance, all straight-time trouble calls, and required major repairs (cables, motors, etc.) for one fixed monthly price.

  • Broad Equipment Capabilities

As a full-service commercial elevator company, our mechanics are qualified to handle commercial elevator maintenance and repair on virtually all brands and equipment types, including Otis, Westinghouse, Schindler, Montgomery U.S., Haughton, Dover, F.S. Payne, Colley, Automatic, Kone, and Armor. Our in-house control engineers can diagnose and resolve issues on the latest computerized elevator control systems.

  • 24/7 Availability

Mid-American operates as a 24/7 elevator service provider, with mechanics on call around the clock, every day of the year. Our service teams run fully equipped vans stocked with the tools and spare parts needed to complete your repair on the first visit. We also maintain a modern scheduling and tracking system to manage preventive maintenance and monitor service calls.

  • Quality Control Program

We maintain what we believe is the best Quality Assurance Program in the industry. From the start of your maintenance contract, we provide detailed service records showing which mechanics worked on your equipment, when, and what was done. That level of transparency keeps you informed and ensures you’re getting exactly the service you’re paying for.
